The Sunnyvale Mixed-Use project represents the most complex work in our portfolio: a four-story Type V-A structure comprising 3,200 square feet of ground-floor retail and fourteen residential units above. From breaking ground to certificate of occupancy took fourteen months.

Managing the complexity of a mixed-use project — multiple occupancy classifications, separate mechanical systems, a retail tenant with their own buildout requirements — demands a level of coordination that goes well beyond typical residential work. We served as both general contractor and construction manager, coordinating twelve subcontractor trades and maintaining a single point of accountability for the owner.

The building's exterior draws from the materiality of mid-century California commercial architecture: board-formed concrete at the base, fiber-cement panel cladding above, and deep-set windows that reduce solar gain and give the facade genuine depth.
